Dear Peter:

.....I am delighted to be back in my home and want to thank you and your team again for making the move back as efficient as it has been.  The blinds were installed yesterday, so I am one happy camper.

Best,
Laura O

Hi Dave,

Thank you for your prompt attention to our concerns! Moving into a new building can be a bit trying until the dust settles but Mike and I have been impressed with you and your staff's genuine care for our comfort. Thank you again!

With much appreciation,

Dave,

I want to commend your snow removal crew! They did an absolutely fabulous job the past two storms!  They were here every day of the storms, and cleared the front walkways beautifully! Please pass this compliment on to them, we appreciate their hard work!

Thank you,

Dear Dave,

I want to thank you and your wonderful team for finding me the perfect apartment and making my move a smooth transition. Raymond was very helpful in finding me an apartment that fit my specifications. He took me on a tour of the Sedgewick and Shelburne, and showed me one-bedroom apartments in my price range. When I settled on an apartment in the Shelburne, I appeciate you making yourself available the same day to draw up the lease terms. This saved me from taking another day off from work. Both you and Raymond were flexible as I coordinated my move date with my previous landlord and the movers. Raymond met me at the Shelburne with the keys to my new apartment, and made sure I knew where everything was (mail, trash, laundry, etc.) before leaving. There were a couple of small details that needed attention, but Anthony and his workers have been very responsive to my requests. I've been living in my new apartment for about a month now and I can honestly say that I love it. I have a spacious, sun-filled apartment overlooking a park, and I couldn't be happier. UIP did an excellent job on the renovation of the building's common areas, and I feel like I'm home everytime I walk in the front doors.

Thanks again for all of your help in finding my new home!

I know the team at Urban Investment Partners and have worked with them for many years.  I know the level of service they provide and I know how important this is to the partners and the people they work with.

They are a very responsible landlord who really cares about the residents in the buildings they own and manage. I was touring a building under renovation when we ran into several residents.  my guide that dayy knew each resident by name and had a brief conversation with several.  One resident in particular, who is about 85 years old, was in the process of moving back into her newly renovated apartment where she had lived, pre-renovation, for about 45 years. She grabbed my guide's hand and asked him to step into her apartment.

Although the visit was unscheduled, we spent a tremendous amount of time with Mrs. D., talking and taking note of all the changes she wanted made. These were mostly minor changes, since the renovation was impeccable. UIP agreed to install grab bars throughout the apartment, at no charge, to facilitate her mobility, even though this type of equipment, of course, is not standard. He agreed to move a smoke detector because it was placed on a wall in a space where she wanted to hang a picture.

I was impressed with the empathy that was shown toward this resident; we couldn't have treated her better if she had been our own mother. It was clear to me that UIP goes above and beyond the call of duty when it comes to their residents and clients.  Moreover I was impressed that my guide knew the residents by name and had a great familiarity with the property and the details of what was going on.  I know that all of the people who work at UIP represent these same values.

Dear Steve,

February 2010 marks our 25th anniversary of living at 1921 Kalorama Rd.  We have always loved the location and appreciate urban living. For at least the past ten years our building had gotten into such a state of disrepair that we entertained very rarely.  Since moving into our new unit and despite renovations still underway in the lobby and hallways, we have hosted Thanksgiving for our families, numerous dinners and during the latest blizzard in DC we put our state of the art kitchen into full use.  The UIP team did warn us that it would not be pleasant living through the renovations.  We have friends that are renovating their house and they seem to be more personally impacted than we have been through this process. The construction team has been respectful of not starting construction until 7 AM and the door that divides the building between the construction zone on each floor helps keep down the noise level and cold air.   This renovation is being done in two phases.  The second phase which started in December 2009 has been going far more smoothly than the first phase.

Thanks,
Kathy O

Dear UIP PM,

I wanted to quickly say thank you for all your help a few weeks ago when I dropped an earring down the sink.  I called in the morning to file a maintenance request, and Anthony was at my apartment in less than an hour to help.  He was able to rescue my earring from the drain quickly so that I wasn’t left without use of the bathroom sink for days.   I also appreciate that every time he has come to help with something and we’re not home, he leaves a tent on the counter so I know he was there!

I also must say that Ramiro, the man who cleans the building, does a great job and is incredibly friendly.  He keeps the building and the exterior looking great and he always greets everyone with a smile and a hello.

All of my experiences and interaction with UIP PM have been really positive, so I just wanted to say thank you and keep up the good work!

Sincerely,

Lauren

Dear Dave,

I wanted to share a letter of testimony regarding my experience with UIP Property Management, specifically at the Sedgewick. I've been living on 19th street for just less than one year and my experience has thus far been wonderful. I've only had a very minor problem with the plumbing in my bathroom and Anthony responded and had it fixed within the hour.

In the front office, Raymond is knowledgeable, friendly and helpful. While I've never had to go to him with a problem, he always has a kind disposition. It's always a pleasure running into him. When DC got trampled with two feet of snow, Raymond rolled up his sleeves with Anthony to make sure the property entrance was clean and safe for the tenants. As a tenant, it's comforting to have two UIP staff members close and easily accessible.

My experience with UIP has been my best in DC. I can't speak highly enough of both the staff and the property. Should you need additional information, I'd be more than happy to speak with someone in person.

Thank you,

Erin

Dave,

In response to your request for feedback, here is my experience with UIPPM during my time at the Sedgewick.

I have been very satisfied with both the general condition of the building, and with the professionalism and competence of the building’s managers, Raymond and Anthony. I understand we share them with a couple of other buildings in the neighborhood, but I’ve never noticed. I see them very often and they are always available when needed.

The common areas are always clean and well-maintained, as is the lawn out front. The heat, plumbing and electricity are always on, and have never given me any trouble.

And the online system makes rent payment convenient and hassle-free.

I hope this feedback is helpful.

Thanks,

Chris

 For Staff:
"I am a new DC resident and was very lucky to find UIPPM. They have been a pleasure to work with - very professional and personable at the same time. Anyone I have come into contact in their company with has been extremely helpful and friendly. From showing us apartments, to answering concerned emails, to walking us through signing the lease and setting up direct deposit rent payments - which are very convenient and easy - the UIPPM staff has been excellent!"

For Apartment:
"The Shelby is a great place to live. It has plenty of character and charm in a location that can't be beat.  It is within walking distance to a variety of restaurants, stores, and the metro. The recently restored walk-up in the Strivers Historic District of Dupont Circle marries a striking combination of old and new features. Even though it has old bones, the Shelby features many new and environmentally friendly features. Guests are always impressed by the sleek entrance and unique features of our building."

"Since moving into the Shelby apartment building last year I have been 100% satisfied.  The appliances and finishing on the apartment are beautiful.   My favorite is the combined washer/dryer.  I never have to worry about forgetting to put my clothes in the dryer!  I just put my laundry in before I go to work in the morning and they're done when I get home.   The neighbors on my floor have been wonderful and a pleasure to get to know.  I've only had one minor maintenance issue and someone promptly fixed it while I was at work so I didn't even have to wait around for them.  All in all, my experience living at the Shelby has been exceptional.  Everything I need is within walking distance (the gym, groceries, cafes, bars, restaurants, CVS, and even my office), not to mention the neighborhood is safe and beautiful."
