UIP Property Management, Inc. knows you love your 4 legged furry friends and we want them to be happy too. We welcome your pets in many of our buildings, but need you to follow a few simple rules. Please take a moment to read the pet policy to help us provide the best rental living environment UIP Property Management, Inc. can provide to our residents. To have a dog or cat in your apartment you must: - Fill out a dog and/or cat agreement
- Pay one time, non-refundable payment of $300.00; due upon signing of the Pet Agreement
- Pay $50.00 per month per dog; due on the first of each month
- Pay $25.00 per month per cat; due on the first of each month
- Have no more than a total of 2 pets (1 dog and 1 cat, 2 dogs, 2 cats)
Having Pets in a multi family property presents additional burden on the property, the management company and the other residents in the building. For this reason we ask residents with pets to follow the guidelines in the Pet Registration form as well as below: - Only the Dog(s) or Cat(s) described in the Registration form shall be kept in the Premises and no additional or different dog(s), cat(s) whatsoever is/are authorized under Dog/Cat Addendum.
- The following breeds and dogs whose parentage includes these breeds are not permitted: Rotweiler and Pit Bull.
- Cat(s) must be neutered and de-clawed with documentation from the attending veterinarian.
- The Tenant must maintain all current licenses and all vaccinations required by law.
- The Tenant is responsible for cleaning up behind the Dog(s) or Cat(s),
- Dog waste shall not be flushed down the toilet.
- Dog waste shall be placed in a plastic bags and disposed of in the tenants trash bag with other trash (double bagged) and placed in the Property’s outside garbage dumpster.
- The Tenant shall not place individual bags of dog waste in the property's trash dumpsters/bins
- Cat litter shall not be flushed down the toilet. Cat litter shall be placed in double plastic bags and disposed of in the Property’s outside garbage dumpster by Tenant.
- Do not leave pets unattended without regular monitoring, including food and water replenishment, cleanup, and companionship.
- Pets shall be removed from the Premises when the Premises are being exterminated.
- Pets shall not be left unattended on patios and/or balconies, or any common area of the Property.
- Pets are not permitted in the laundry or storage rooms of the Property.
- Tenant shall defend, indemnify, and hold Landlord and its agents and employees and Property Manager and its agents and employees harmless from any and all claims of whatsoever nature in regard to the Dog(s) or Cat(s) or otherwise arising from any action of the Dog(s) or Cat(s).
- Tenant agrees that these dog fees or cat fees are not rent of any kind. Tenant shall remain liable for paying said monthly installments of the Dog(s) or Cat(s) fee until the Landlord receives written notice that the Dog(s) or Cat(s) has been permanently removed from the Premises and the Dog(s) or Cat(s) is, in fact, permanently removed from the Premises. Landlord reserves the right to increase the Dog(s) or Cat(s) fee upon a thirty (30) day written notice to Tenant.
