RENTAL PAYMENT AND LATE CHARGE - If Tenant shall fail to pay his monthly installment on or before the close of business when tenants rent is due, Tenant shall pay to Landlord a late charge. Such payment shall be payable as additional rent together with the rent then overdue and in arrears, and such payment is not a waiver of the fact that rent is due on the first of the month. Date of actual receipt of rent by Landlord shall be the date of payment regardless of when such rent may have been mailed. Landlord has the right to require that all rental payments be made by money order, cashiers check, or certified check. Tenant agrees that a charge shall automatically be made for each instance in which a check is returned by the Tenant's bank for any reason. Nothing herein contained shall constitute a waiver or limitation of Landlord's right to institute Landlord and Tenant proceedings for rent, damages and/or repossession of the leased premises for non-payment of all or any part of a monthly installment of rent when and as the same becomes due and payable. |
