Tenant/Guest/Occupant Policy Due to the unique rent control law in the District of Columbia, and to clarify the legal obligations contained in your lease agreement UIP Property Management, Inc. (“UIPPM”) provides this information, which specifies our policy regarding tenants and their guests.
The following definitions apply to this policy: Tenant: The person or persons named in the lease agreement and who sign the lease agreement and are responsible for payment of monthly rent and other charges and fees and for making any maintenance requests and for other communications with UIP Property Management, Inc. Please note that payments from parties who are not named as a Tenant in the lease agreement will not be accepted. Guest: An occasional visitor who stays in the apartment for no more than two weeks at any one time in any given twelve month period. Occasional visits by guests are allowed provided the number of persons occupying the leased premises on such occasions does not exceed the number permitted by the Housing Regulations or any other applicable statute or regulation of the District of Columbia. Additional Occupant: Any guest that wishes to stay in the apartment for more than a two week period. Tenants are required to register guests who will be staying for more than two weeks by completing the attached form and paying a $45.00 Application Fee. At no time shall the total number of persons occupying the leased premises exceed the number permitted by the Housing Regulations or any other statute or regulation of the District of Columbia. An Additional Occupant may be issued keys and key cards/fobs by management upon request. An Additional Occupant may not pay the rent. Rent must be paid by the Tenant. The lease agreement is a legal document between the tenant and the landlord. Once a lease is signed there shall be no modifications with respect to additional occupants, additional tenants, spouses, guests, non-tenant occupants unless specified in writing by filling out the UIPPM “Request to Add Occupant” form.
